What to Expect on Inspection Day

Generally, we begin by carefully taking a look at the exterior of the property.  All exterior features of the property will be inspected: The foundation and infrastructure, decks & porches, roof, chimney, driveways, drainage systems, and fencing.

Next is the interior. we usually work through the building in a logical sequence, one room at a time and one floor at a time.  All walls, ceilings, floors, doors, and HVAC vent conditions will be noted throughout the home.  Appliances and bath fixtures will all be tested as will all electrical and telephone outlets.  We'll also check the ceiling fans and smoke detectors.

Once the detailed interior and exterior checks are completed, we'll perform a thorough evaluation of the plumbing, electrical, heating/cooling, and attic ventilation systems of the house. 

Finally, we'll perform any air quality, radon, mold, or water quality testing you may have ordered.  Then we'll prepare your report. We can email it to you or place it here on the website for retrieval the same day.  The entire on-site inspection should take no longer than four hours, most are less than three.  However, situations vary with each property.  If the home is large or is known to be in disrepair, it's best to allow extra time.

We Encourage You to Participate.

  It's a great opportunity to learn about your property and its features.  During the inspection, your inspector will answer any questions you have.  You'll be surprised at what you learn and being present for the inspection will help you visualize all the items in the report.  If you have specific concerns about the property, be sure to mention them to the inspector.

There Are No Perfect Homes.

As you prepare for the inspection, be aware that there really is no property that is perfect and problem free.  Most people are surprised to know that even new homes have some problems. 

With that in mind, your inspector will take care to help you keep things in perspective.  The best features of a property almost always outweigh the problems.  The key is to completely understand the property.  And your inspector is trained to see that you receive all the information and knowledge you need to make a wise decision.
